Latency issues on Canada East Realm

I'll be the first to admit my networking knowledge is not great, but I just don't get how my ping can be fine at the login screen, in Lioneyes Watch, and in my Hideout, but as soon as I open a map the ping more than doubles, and when i return to my hideout from the map, my ping that was low before is now doubled...

Any insights on what could do that?

I could make sense of it being a problem on my end if the ping was high from the get go in every ingame location, but that's not what is happening and I'm confused by that.

Edit: I haven't tried a vpn. Not sure I want to add a middleman to the equation.
