Crafted this elder ilvl 86 helmet

I'm having trouble understanding something. Why do we want added physical damage on gear when we have Avatar of Fire? Do the damage multipliers ("X% increased physical damage with swords" etc.) apply BEFORE the conversion?
Edit: Nevermind, it's a silly question. Of course they do... I guess what I should've asked is, if the effective dps gain from a very low physical roll and a very high lightning roll are the same, is there a specific reason to choose physical over lightning? Hi, I've been playing this build for few days now and I'm having a blast. It's fast, I can clear most of content. It's my first time in POE tho so I would be really happy with some tips on my setup. What should I change. Got 1 ex and 150~ chaos to spend so please, recommend me something :)

Overally build is extra strong and solid but wondering what to do next since I've got too much things to update on my character. Got around 10 of spare ex. Was thinking of upgrading to other rings with life on hit+res+dex and then buying watcher's eye and xoph's just because I can't change the amulet before due to huge problems with dex since mine gives me around +60. Looking forward for you guys to help me decide how to start upgrading :)

Sick build, breezing through content this league. I just stumbled upon this double corrupt beauty...any idea what it may be worth? Probably worth selling to fund the rest of my build since I'm still missing Dying Sun, Xoph, etc.?

" You could always get the 30 dex note north on the tree and or add dex to 1-2 jewels. Be flexible with your gear, its necessary for this build until you got gear which fits good. You could also use a jewel which grants 20+ dex and converts all str nodes to dex notes. Imho its better to use such a jewel and swap to xophs blood. How hard is Xoph's domain on this build? because on HC xophs blood is 5.5ex.... This build is ridiculus on HC :p minimum 15ex for chest/amy/weapon/helm + 2 rings
