Loading times between zones very high

Loading times between zones are very high, almost always >10s, usually above ~25s. This is true even for zones I have just visited, or even the same zone I am in (e.g.: when jumping between checkpoints within a zone).

Overall this delays are manageable, the real issue is some cases (more and more often as the acts progress), where loading times between zones increase to over 1-2 mins sometimes, and in some cases more than 5 minutes. Some examples in Act 2, (which I am playing now and prompted this bug report):

- Act 2 Mawdun mines is more than 5 minutes the first time you enter it per character, and subsequent entries often take time to load.

- The Ardura caravan is commonly above 1 min loading time.

I had this problem last league as well, and I couldn't get past act 4 because every zone was above 5 min loading times, with a very egregious case of >15min, where I just gave up and stopped playing for the league.

Sometimes the zone loads, and I can move my character, but I cannot see anything other than the GGG logo and the text boxes (find image attached).
