WTB Two-Toned Boots

I'm looking for Two-Toned Boots with some hp and resistances. I just looked on the trade market and i saw those boots and i wanted to know if this was a good deal. I stacked 20 exalts and i'm playing with arc golem Witch build and i'm ready to build my final stuff!
On these boots there is : 8% to fire and lightning resistances
+28 intelligence
+81 to maximum life
+40% to fire resistance
+48% to cold resistance
20% increased movement speed

It offers to 1 exalt and i wanted to know if it was a good deal.
