Price Check - Elder helm with Nearby Enemies, T2 Life and Conc Effect and some res

Can't find anything really to compare it to and feel like it is very strong. Similar stuff is up for 4-10ex but they either don't have the conc effect or the resist or the life. Any guidance would be greatly appreciated, thanks.
