lots of missing ground textrues

Heya, so I'm currently on the Manor Ramparts and I'm missing a huge chunk of the ground textrues. I think it might be the grass that's missing.
Had the first instance of this after finishing off the baroness in the Tomb of the Consort, after returning from there to the Cemetery of the Eternals.
I came back to the Cemetary and was suddenly missing the ground, possible just the grass.

I also noticed that in the areas following this: Hunting Grounds, white grass near the walls on Ogham Farmlands, and also the Manor Ramparts.
I restarted the game in between and even had a full pc restart, it still persists.

I've been playing with the DirectX12 renderer.
I tried switching to vulkan, but that just crashes, and has really really bad load times and also tried DirectX11, although that was just laggy, I was at least able to load the map and comfirm that the grass was back. Unfortunately it's so laggy that I still switched back to DX12.
The grass issue is still present.
