Delay every time I open inventory/talk to vendor/open stash

Recently a delay up to 5s started happening when I press 'i', open my stash, talk to a vendor to sell items.

This didnt use to happen until a few days ago.
Subsequent action is not laggy after the initial delay, but first time it always lags.

also got this error once with it
