Lag issues after 0.3.1b patch

I cant join to any instance out of my hideout. When I wanted to trade or open a waystone laytency skyrockets to tens of thousands so the game becomes unresponsive and log outs after some time...

I have tried several things uninstalled reinstalled, flush the shader folders, lowered graphics settings, close all the background apps, prioritize network to PoE2 app, change servers etc.

Nothing seems to work.

My game is in an unplayable state atm...

Do you have any suggestions or solutions...
