Textures not loading and loadscreens taking 5-10 minutes(!)

Please stop compiling shaders on the fly when it's this incredibly slow.

I load an area and after 5-10 seconds I can hear the audio and fight sounds but it takes minutes more to show me the graphics - no this is not exaggerated, I use my stopwatch. For example Kingsmarch took 13 minutes (yes I measured it) to load. Other maps also take multiple minutes to load. And even then some textures are missing.
The engine bug is that those textures are not loaded within microseconds but take literally dozens of seconds. I play coop with a friend and quite regularly with a boss I fight a floating weapon because the boss textures have not loaded yet.

Sometimes I open the map then I see the red fog and maybe after 10-20s the map loads. Do you know what then sometimes happens when I close it? The whole screen, except for the UI, is black and I can no longer move (except dodge rolls). This then takes multiple minutes(!) to get back.

Fix texture loading times. It's atrocious and unplayable. And yes the game of course is on a SSD.
