The trail of Corruption

after completing the Lachlann quest i cant continue. I do have the quest for the hunting grounds but cant teleport there because the game says i dont have the right quest estate or something?

is there anyone who can help with this problem?
Trying to teleport to someone who can travel there gives the same issue

Have you been back to town (Clearfell) and spoken to the NPC?

well yes we have been back to town got the right quest for the area and now i cant go there. even tried relogging etc but nothing seems to work
