price check for 2h sword

i found this item and have a hard time pricing this. any help would be appreciated.

stats: 412 pdps and 605 dps overall (according to trade macro)
stats with "20% inc attack speed if killed recently": 476 pdps and 700 dps overall (according to pob)

lower pdps than starforge, yes, but not limited to phys damage and has free fortify and blind. everything is t1 except flat lightning (t2).

You are going to have a hard time selling that thing.
2h Swords, 2h in general, isn't really a thing at the moment.

The flat phys is most certainly not tier 1. Not even close.

Of course it is. But it's one of the mods you rather not have mastercrafted when throwing around stuff like "everything is t1". ;)

It's a nice sword you got there, but I doubt you can sell it for real value.
I'd probably put it up for 1-2 Ex.
